12-STEP VERIFICATION PROCESS

ID verification

We verify tenants by checking a valid government-issued photo ID, such as a driver’s license or passport.

Employment Letter

We obtain the employment letter and verify its authenticity by contacting the employer directly.

Verification of Employment

Employment verification involves confirming a tenant’s job status by directly contacting their employer and ensuring the accuracy of the provided information.

Pay Stubs / Bank Statements

We ask tenants to submit recent pay stubs, typically from the last two to three months, as proof of employment and income to assess their ability to pay rent.

Equifax Credit Report

We review the tenant's Equifax credit report to check payment history, whether payments were made on time, debts, mortgages or loans, and any collections.

Online / Social Media Verification

We conduct online and social media verification to validate the accuracy of your application, flag any issues, and ensure they are a suitable fit.

Rental Application

We provide a thorough rental application process to collect all necessary information for tenant screening and ensure a smooth leasing process.

Verification of Current Residence

We check with the current landlord to confirm the tenant’s address, occupancy duration, rental amount, and any complaints, including the presence of drugs.

Landlord References

We verify by contacting the previous landlords to confirm if payments were made on time, whether the tenant had pets, any noise complaints, or any other issues.

Personal Reference Check

We conduct personal reference checks with friends, family, or colleagues to assess the tenant's background and reliability.

Interview - Where Necessary

A one-on-one interview is conducted with the tenant to understand their plans, reasons for moving, whether they’ve served notice, and to verify all documents provided. This helps us gain a clearer understanding of the tenant's background before proceeding with their application.
